Updated:

The surroundings are part of choosing a property. We have added Future construction to the ATRIUMA map to help you explore building volumes, planning cases and historic documents for Sofia in their geographic context.
The new mode is available on the public map, on desktop and in a mobile browser. Switch between 2D and 3D, zoom into a neighbourhood and select the features you want to investigate.
Three layers for a fuller picture
- Building volumes — geometry and heights supplied by the source, helping you see the observed volume in relation to its surroundings.
- Planning cases — mapped cases associated with detailed development plans, known in Bulgaria as ПУП.
- Historic documents — additional context for exploring the planning history of a location.
You can show or hide each layer independently. Focus on one type of information, then bring the other layers back to compare what is available in the same area.
From the map to the details
Select a building to explore the available information and, where a match is found, its cadastral context. Planning cases and documents provide available links to their sources so you can continue your research. This offers a useful starting point when exploring a neighbourhood, preparing for a viewing or discussing a property with an agent or designer.
The published snapshot, retrieved on 10 October 2026, contains 30,519 building-volume observations, 2,274 planning cases and 228,484 historic documents for Sofia. The data comes from GovAlert, the project by Boyan Yurukov.
The displayed outlines and volumes are indicative observations. On their own, they do not establish that a construction permit has been issued, that work has started or when a project will be completed. Check the underlying documents and current status with the relevant authority before making a decision.
